In a world where thousands of people are likely to view your properties advert online it is crucial to show your home off at its full potential. Take a moment to read through our top tips for presenting your home for photography and viewings.
First Impressions Count! – Viewers will often drive-by your property prior to arranging a viewing with the agent. Use hanging baskets and flower pots to add splashes of colour to the front of your home and keep front gardens mowed and maintained to maximise that kerb appeal.
Let’s Go Inside – Your hallway is often the first room your viewers will see. Keep it clear of clutter and put those shoes and coats away. Give the skirting boards a fresh lick of paint and doormats a shake outside.
A living room can be where families spend most of their time together so it is important to show it off in the right way. Brighten up the room with some fresh flowers and add some new colourful cushions to bring your sofa back to life. A fluffy rug can add a feeling of warmth to the room and why not place a couple of property magazines on your coffee table to finish the look.
The Kitchen is often the room a buyer falls in love with. Be sure to wipe down cupboards, counters and floors, scrub the oven, clear the fridge door of any magnets and clean the windows until they sparkle. Clear your worktops of toasters, knife blocks, phone chargers etc. to enhance the impression of counter space and switch on any under lighting. Using plants, a fruit bowl or flowers is a great way to add some colour.
An older kitchen may benefit from a facelift, sanding down and painting doors along with swapping outdated knobs and drawer pulls for a modern alternative can make a huge difference to the look of your kitchen. Don’t forget to empty the dishwasher!
Bedrooms – Imagine walking in to a luxury hotel room, what do you see? Chances are the bed is the stand out feature. Take inspiration and Invest in some plain bedding just for your viewings/photography. Dress the bed with a textured throw and cushions and turn on the bedside lamps. Hanging a mirror can also compliment the room by increasing the feeling of space.
Bathrooms – When it comes to the bathroom do away with your old towels and replace with plain white fluffy towels (kept just for viewings.) Hide away any half empty bottles of shampoo and shower gels and replace with luxury soaps and hand washes. Scrub away any black mould and of course, put the toilet seat down!
